Are Tim and Julie Harris 'anti-team'? Of course not. However,m they are absolutely against running an unofficial 'not for profit' real estate business.
Unfortunately that is exactly what most teams and brokerages are are doing. Often with the best intentions agents form teams only to then learn the truth about why most teams fail. The real estate industry has become addicted to the idea that team formation is the natural progression of the real estate industry. All the while the average net profit margin for most teams and brokerages in in the single digit range. Discussed on todays show:
- Most teams fail because the leader of the team has never personally master the 6 critical elements of a successful real estate business.
- Most teams fail because the team leader (or founder) rationalizes delegation as the goal vs profit because they are 'buying their time back'.
- Most teams fail (true for brokerages as well) because they focus on numbers, but the wrong numbers.

Last week after a long protracted legal dispute the future for buyer agent commissions (co-op) is in question. For generations the seller 'automatically' paid the commission for the buyers agent. Even though that agent represented the buyer of the transaction. On the surface this made sense. The buyer agent generated the buyer from their efforts and thusly should be paid for bringing the buyer to purchase the home. The argument is that the seller wasn't given the option to pay the buyers agents fee. It was assumed the seller would cover the total commissions for both listing agent and the buyers agent. The buyers agent wouldn't have to convince the buyer to pay their commission because of the (mostly US) co-op agreements the seller would cover the cost. Now it seems all of that may be changing. The Skeptic struggles with the fear conflict, rejection or hardship, both real and perceived.. Sometimes this is because of specific incidents in their past, sometimes it's due to 'stories' they've heard from others.
The Skeptic assumes something WON'T work versus taking the steps to insure success. The Skeptic can be a bit of a 'victim' if they stay stuck too long in this fear-zone.
