Update on distressed property...
-22 million jobs lost
-Peak of Forbearance requests was March of 2020 when 8% of mortgages were in forbearance.
-Averaging more coming OUT of Forbearance than going IN.
-87% of Forbearances are successful
-400,000 new ones expected to default plus 250,000 already in system = 650,000 total. During housing crash there were 2 million total.

Will there be an REO surge?
-Not likely anytime soon.
Why?
-The market will easily absorb inventory, Fed Intervention, -equity.
What about Short Sales?
-Some short sales or a short sale like solution will arise but no time soon.
-FHA borrowers are the most behind, most likely to go into default but also most likely to get government intervention.
Also: regarding investors.
In 2019 there were 250,000 fix and flips
10 to 12% of all transactions are investor purchases, 13 to 15 billion in volume yearly.
Unlike the last time, the big opportunity won't be in buying distressed opportunities. The biggest opportunity will be helping people who have EQUITY but can't pay their mortgage because they've yet to find replacement employment.
More facts:
According to NAR, 35 to 45% of agents own at least 1 rental property.
90% of investors are 'Mom and Pop' investors who own 1 to 10 rentals.

Foreclosures are on the way yet for reasons other than what we saw in the recession. I am coaching some of my clients to get the NOD list. I further explain that a NOD does not mean that there is no equity in the property, yet the homeowner must sell because they can no longer make their house payments. This is where our coaching clients can be of great value to homeowners by explaining how they can sell their home, pay off any forbearance and missed payments, and still walk away with some funds. As we both know, many homeowners will sit in their house until the bank comes for it whether they have equity or not because they are poorly educated in how this works."

Right side: Work theatre. Things I can delegate or things that look like work but are unproductive. Passive, 'waiting on', etc.
-Anything starting with the words: waiting, tweeking, analyzing.
-Anything you're waiting on someone else to do.
-Lead generation easy buttons you've paid for and are hoping work.
-Social media that isn't directly related to supporting your listing or buyer sides.
I asked our Premier Coaching members to be honest, how much of your time are you ACTUALLY spending doing activities that lead directly to business???
What were the responses? Mixed responses, but many confessed that they were doing things they previously thought were productive and now realize were passive. That's when we created the 5 day work challenge.
What are the results? We are only on day 3 but so far, I have so many amazing responses!
-Agents are 'shocked' at the difference this type of focus makes. More appointments of course but also a much better awareness of what actually gets RESULTS.
-Homework: Set specific goals for what results you need from your 5 day work challenge. Be specific.
