On our Clubhouse this morning we asked the all-star panelists what the biggest money-wasting mistakes they have made in their real estate businesses. Please join our clubroom called Real Estate Coaching.
Here were the top 10 Biggest mistakes every agent must avoid.

10) Not getting into real estate sooner (in their lives) and/ or not taking the business seriously quick enough.

1) Not hiring a real coach. MANY commented that they had hired coaches, only later to learn these 'coaches' weren't qualified to call themselves coaches....and in many cases, these coaches told them to do unproductive, money and time-wasting activities.
Suggested question "filters" to use when interviewing real estate coaches.Question 1: Have you actually SOLD real estate? If no, do not proceed. If yes, proceed to question #2.Question 2: Did you sell at least 100 homes in a year? If no, do not proceed. If yes, proceed to question #3.Question 3: Did you sell at least 100 homes per year for 5 years in a row? If no, do not proceed. If yes, proceed to question #4Question 4: Have you had at least 10,000 hours of real 1:1 coaching with agents? Speaking, training, presenting does NOT count. REAL 1:1, direct coaching with agents. If YES to ALL 4 questions....you need to consider this person to be a potential coach for you. If NO, this is someone who has/ had a successful real estate career and clearly knows how to sell homes, but that does not mean they have earned the right to call themselves a coach.

1. Your schedule is NOT a prison. Set up your day so that it's what you WANT. Set it up so your day ends BETTER than it began. What would it take for you to make that happen?
2. What is your ratio of responsibility vs reward? What are you going to do and what are you going to get?

All the suffering that goes on inside our minds is not reality, says Byron Katie. It's just a story we torture ourselves with. She has a simple, completely replicable system for freeing ourselves of the thoughts that make us suffer. "All war begins on paper," she explains. You write down your stressful thoughts, and then ask yourself the following four questions:
Question 1: Is it true?
This question can change your life. Be still and ask yourself if the thought you wrote down is true.
Question 2: Can you absolutely know it's true?
This is another opportunity to open your mind and to go deeper into the unknown, to find the answers that live beneath what we think we know.
Question 3: How do you react—what happens—when you believe that thought?
With this question, you begin to notice internal cause and effect. You can see that when you believe the thought, there is a disturbance that can range from mild discomfort to fear or panic. What do you feel? How do you treat the person (or the situation) you've written about, how do you treat yourself, when you believe that thought? Make a list, and be specific.
Question 4: Who would you be without the thought?
Imagine yourself in the presence of that person (or in that situation), without believing the thought. How would your life be different if you didn't have the ability to even think the stressful thought? How would you feel? Which do you prefer—life with or without the thought? Which feels kinder, more peaceful?
Turn the thought around:
The "turnaround" gives you an opportunity to experience the opposite of what you believe. Once you have found one or more turnarounds to your original statement, you are invited to find at least three specific, genuine examples of how each turnaround is true in your life.

There are many myths about true top producing agents. Such as, "you have to have passion to succeed", "you must time block and follow a impersonal generalized schedule", "you have to have a brand", "you must build a team"...and many others. The simple drilled down truth is that some of those things are true, but may not be true for you. The most successful people in life (in any profession) are true masters at very few things. The know where they are most effective and are able to myopically focus on just those high value activities. They ARE masters are not chasing shiny objects and know that the herd is almost always wrong. When you listen to today you will hone in on the specific activities that you must master in real estate (and in business). Good news, the list of things you must master is maybe 3-5 things.

Should I ignore 'lowball' offers? (as the listing agent)
- You are required to present ALL offers.
- How you handle a lowball is different if it's your ONLY offer, especially if the house has been on the market a while.
- Find out WHY it was low...is that all the buyer was qualified for? Are they culturally conditioned to negotiate more than you or your seller would like
- Counter every offer unless it was low because they buyer CAN'T afford more.
- Provide comparables embedded in your counter as 'addendum A'.
- Ultimately if the deal doesn't come together, it's a great opportunity to get a price adjustment.
